At Petoskey Roofing, we install a full range of systems built for Northern Michigan homes and cabins:
Asphalt shingles – Durable, cost-effective, and available in a wide variety of colors and styles.
Metal roofing – Long-lasting, low-maintenance, and excellent in snow and harsh weather.
Standing seam metal – Premium metal with concealed fasteners and clean vertical lines for a modern, weather-tight look.
Cedar shakes & shingles – Natural wood roofing with a classic, high-end, rustic appearance.
Composite / imitation slate & shakes – Engineered products that mimic slate or cedar without the weight and heavy maintenance.
Low-slope roofing systems – Membrane and specialty solutions for flatter roofs, porches, and small commercial buildings.
Copper accents & decorative roofing – Custom copper and metal details for bays, eyebrows, dormers, and other architectural features.
If you’re not sure what’s best for your home, we’ll talk through options based on your budget, roof design, and long-term plans.
-
Most asphalt shingle roofs last around 20–30 years when installed and maintained properly. Metal roofing can often last 40–70 years with proper care. Your exact lifespan depends on materials, ventilation, and the weather your home sees over time.
-
Absolutely. Roof work is the perfect time to improve ventilation and address attic issues. Better ventilation helps shingles last longer, reduces ice dams, and can improve energy efficiency. We can build ventilation and related upgrades into your quote.
-
Most single-family homes are completed in one to two days. Larger homes, complex roofs, or specialty materials may take longer, but we’ll walk you through the schedule and keep you updated as the job progresses.
-
We treat your property with respect. You can expect:
Protection for landscaping and siding where needed
Careful management of debris and tear-off
Magnetic nail sweeping and thorough cleanup
A foreman or point of contact on-site who can answer your questions
You’ll always know who is on your property and what phase of the job we’re in.
-
Not necessarily. As long as we have access to the home exterior and you’re reachable by phone if something unexpected comes up, you don’t have to be home during the project.
-
Roof cost depends on:
The size and pitch of your roof
The materials you choose
The complexity of the roof (valleys, dormers, chimneys, details)
We provide a clear written quote so you know exactly what’s included before we start.
-
Yes. We help document storm damage and provide photos, reports, and estimates your insurance carrier may request. We can’t control the outcome of a claim, but we can make the process easier on you.
-
Yes. Not every issue means you need a full replacement. We’re happy to inspect and repair small leaks, missing shingles, or problem areas when a full roof isn’t necessary.
-
A good rule of thumb is once a year. Inspections are especially helpful after major storms, before selling your home, or if you notice anything out of the ordinary (stains on ceilings, ice dams, missing shingles, etc.).
-
Yes. Every full roof replacement comes with:
A 30-year workmanship warranty from Petoskey Roofing on our labor
Enhanced manufacturer warranties on qualifying systems, because we’re certified with most major roofing manufacturers
We’ll explain exactly what’s covered and how long each warranty lasts when we put together your proposal.
-
Yes. We are fully licensed and insured so you and your home are protected.
